From 2002 to 2010, YCR developed over 80 Advance Auto Parts stores in nine states, including Alabama, Florida, Mississippi, Tennessee, Missouri, Iowa, Illinois, Minnesota, and Wisconsin. The total investment outlay by Yates and his partners was $120 million in development costs and $8M of equity. During that time, Yates was responsible for the development of 10% of all new AAP store locations.
Chris developed a relationship as a general partner with another rapidly growing company, Dollar General. DG is the largest discount retailer in the United States, with over 15,000 neighborhood stores in 44 states. Yates was the underwriter for 250 Dollar General discount retail stores over eight years. Each new DG development site had an average development cost of $1 million per store.
Yates also developed new sites for CVS/pharmacy, the retail division of CVS Caremark Corporation (NYSE: CVS). CVS/pharmacy is America’s leading retail pharmacy with more than 9,600 store locations. YCR developed thirty projects in Mississippi, Kentucky and Texas. CVS new site investment and development averaged around $5 Million in costs per store. Yates managed nearly $150 Million in developmental costs with these projects.
In addition to AAP, DG, and CVS, YCR has also partnered with numerous other regional and national companies for corporate expansion, such as McDonald’s, Regions Bank, Dollar Tree, Burger King, Taco Bell, and Jack’s, among others.
