The Site Development Process
Yates Development scouts new potential locations, completes all entitlements, works with architects, engineers and general contractors, site planning and layout, and oversees the construction process until the job is done.
Once the new site is identified, Yates Commercial Real Estate takes over every aspect of the project. We initiate title searches and commitments and surveys. Then, we move on to sight planning, environment and geotechnical engineering. These processes normally require thirty (30) days to complete.
Now, we are ready to submit the project to local and state-related entities. If zoning or parking variances are required, we have the resources to expedite approvals.
Site Planning & Preparation
Our general contractors are proven and tested. Most are mentioned as preferred construction partners by major retail clients. We either negotiate the contract with our preferred contractors, or let the projects out for bid, to provide the lowest possible pricing, while not giving way to false bids, which invite change orders, or construction partners, who consistently miss deadlines … which are not tolerated by Yates.
Once all reviews and approvals are complete, and we have a building permit in hand, general site construction begins. We look for occasions to initiate site work with land disturbance permits when feasible. We provide onsite construction management and update our clients weekly.

Once the new site preparation issues have been identified, the next step is to create architecture plans for the building process. Most well-established companies have blueprints for new construction already in place to make sure new stores have a look and feel that is consistent with the brand as a whole.
This may not be the case for every company. For those who are looking to build and grow their brand, having access to the best architects is key.
Obtaining Building Permits
Every construction project needs the proper permits to make sure everything is in code. While this may seem elementary, obtaining the proper building permits in the planning stage will alleviate issues that could arise during the construction process.
Building codes differ from city to city, so it is always best to have an expert on hand to make sure all angles are covered. Chris Yates is intimately familiar with building codes across multiple states and will make sure your construction is in compliance.
Construction Management
After all of the planning is complete, the construction process can begin. Two of the most important keys to a successful construction project are adhering to the construction timetable and managing the construction budget.
